Overview

TerraCRG has been retained to exclusively represent ownership in the sale of the commercial properties at 521-529 Third Avenue in Gowanus, Brooklyn.

529 Third Avenue is a fully renovated, three-story, commercial building on the corner of Third Ave and 13th Street. The ground floor (~5,000 SF) and lower level (~3,600 SF) have been leased to The Collective Arts Brewery. The top two floors (~8,400 SF) are vacant.

521 Third Avenue is a partially completed development site with plans for an 18,500 square feet commercial building. Approximately 4,800 square feet of the ground floor has been pre-leased to The Collective Arts Brewery, making their total footprint between both properties 13,600 square feet.

The Gowanus section of Brooklyn is undergoing a major transformation. To the north, the neighborhood is on the verge of a major mixed-use rezoning which will bring over 8,200 apartments to the surrounding area. This influx of residential density and increased commercial activity is sure to boost the ongoing demand for commercial space in the immediate area.

Next door, on Thirteenth Street, The Yard is operating an active co-working space.

Attractions

Other renowned establishments already in the area include Surfish Bistro, Table 87, Lucey’s Lounge, Four and Twenty Blackbirds, The Bell House, Halyards, Lowlands Bar, and Claro. Lowe’s and Home Depot are one block away.

The site has exceptional transportation options with the F, G and R subway stations just three blocks away (on 9th Street), as well as access to the BQE four blocks from the property.
